Harvard Ave Residence

Renovating and expanding this gracious turn-of-the-century home on Seattle’s Capitol Hill involved many challenges for Edifice Construction. The Harvard/ Belmont Historic Preservation District imposed stringent requirements, and the very steep nature of the site created special problems of accessibility and safety. Extraordinary care had to be taken to successfully blend the home's historical and modern features.

In its unique blend of traditional and modern themes, the home features multipiece, built-up trims combined with modern shapes and materials. Multiple coffered ceilings have continuous two-piece, built-up crown molds and three-piece, built-up baseboards. The honed and polished limestone floor is inlaid with stainless steel, and an open tread, open baluster stairway links the first and second floor. Exterior decks display exposed aggregate terrazzo toppings. Other features of the now completely-renovated home are hot water radiant heat in the floors, and low-voltage, indirect lighting with computerized controls.

This project was submitted for an AIA/Seattle Chapter Honor Award the year it was completed, and won a Gold Nugget Grand Award as Best Renovated Single Family Residence from the Pacific Coast Builders Conference, one of the two most prestigious industry award programs in the country.
